Slovenia is a wonderful place to find real estate, offering beautiful countryside and some great opportunities. But, like many countries, it has some laws that make buying a little more difficult for foreigners.

Who Can Buy Property in Slovenia?

The most basic answer to this question is that anyone capable of affording it can buy in Slovenia, but it's really more complex than that.

If you're not a Slovenian citizen, you have more than just the financial part of the deal to think about. There are a number of restrictions on whether or not you can buy, depending on where you come from.

EU Nationals

Citizens of countries in the European Union gained the right to buy real estate in Slovenia under the same conditions as citizens in 2004, when the country joined the EU.

Before that, they had to lodge applications to determine reciprocity under what was referred to as the Spanish Compromise.

Citizens in the European Economic Area, including Norway, Liechtenstein and Iceland can also purchase real estate here without restrictions placed on other foreigners.

United States Nationals

The Treaty on Trade and Navigation between Serbia and the US, concluded in 1981, citizens of the United States enjoy the best conditions for foreigners buying real estate in Slovenia.

That means that mandatory determination of reciprocity by Slovenia's Ministry of Justice does not have to apply.

Citizens of Switzerland

If you're a citizen of Switzerland, you fall in one of three categories. You have a right to live in and have a permanent residence in an EU country, a right to live in an EU country but no right to a permanent resident and you need real estate for business purposes, or you live near the borders and are employed by EU members bordering on Switzerland which need the property for business purposes.

If you have the right to live in and have a permanent residence in Slovenia, or you have the right to live in the country and a need for the property for your business, you can buy property in this country.

Citizens of EU Candidate Countries

Natural and legal persons in countries that are candidates for the EU can own real estate in Slovenia as long as their home countries allow citizens of Slovenia to do the same.

The Ministry of Justice responds to applications within 90 days.

Other Countries can only inherit

If you're from another country not listed above, you can only inherit real estate in Slovenia. If you want to know how to buy Slovenia property, the answer is that you can't. You have to inherit it, and you must live in a country that allows Slovenians to inherit property there.

However, a company registered in Slovenia may be able to buy property, even if it is completely foreign-owned.

Where To Buy Property in Slovenia

Once you know whether or not you can purchase property in Slovenia, the next step is deciding where. There are many options, with the capital, Ljubljana, being the most expensive and popular.

Primorska, a coastal region, and Gorenjska, a mountain district, are the next most popular and costly.

Less busy parts of the country on the east and south eastern sides are much less expensive.
